Navigating Shoreland Regulations at Onway Lake

An Onway Lake homeowner wanted a grand lakefront terrace but was limited by NH Shoreland Protection Act restrictions on impervious coverage within 250 feet of the lake. The allowed square footage was half of their dream patio, and traditional contractors told them it couldn't be done.

We designed a hybrid solution: a 400 sq ft stamped concrete terrace (within impervious limits) seamlessly connected to a permeable paver extension that doesn't count against the Shoreland allotment. The stamped section anchors the outdoor kitchen and fire pit, while the permeable extension provides the sun terrace and seating area. Both surfaces use matching sandstone-tone patterns, so the entire 700 sq ft space looks unified. We handled all DES permitting, and the inspector called it "the most creative Shoreland-compliant patio I've ever approved."
